Corangamite Shire Council is inviting residents, businesses and community groups to have their say on a proposed planning scheme amendment that will help guide improvements in and around the Timboon town centre.

Planning Scheme Amendment C68CORA has been prepared to implement the Timboon Precinct Plan 2024 into the Corangamite Planning Scheme.

Mayor Kate Makin said the amendment proposes updates to local planning policies and strategic directions for Timboon.

“The updates will help guide future improvements to public spaces and Council-owned land in and around the town centre,” Cr Makin said.

“Community feedback is an important part of the planning process.

“The message to people who live, work and shop in Timboon is: it’s your home so have your say.

"Council needs to hear from you so we can understand local needs and aspirations when we make planning decisions.”

The amendment proposes several changes to the Corangamite Planning Scheme, including updates to strategic planning directions for Timboon and the rezoning of 30 Bailey Street, including the amphitheatre, skate park and former senior citizens centre.

Manager Regulatory Services Andrew Nield said the Corangamite Planning Scheme is a legal document that sets out how land can be used, developed and/or protected.

“The amendment process seeks to update parts of the scheme to allow strategic projects and planning policies to best reflect Council’s policies.

“That includes, among other things, prioritising accessibility, including walking and cycling infrastructure, implementing strategies in the Timboon Precinct Plan, and encouraging dual frontage with Power Creek, which will activate the back of the existing shops on Main Street.

“If any of the shops redevelop, we are encouraging them to make use and integrate with the open space behind them, such as outdoor decking that overlooks the creek.”

Mr Nield said the proposed amendment made minor updates to strategic policy directions for Timboon and includes an updated Framework Plan.

“The proposed amendment also rezones the Bailey Street land from PPRZ, which limits use to parks, playgrounds, sports fields, and community-focused facilities, to PUZ6, which will allow building and works tied directly to community and administrative operations.”
